Short, practical walkthroughs for running the calculator, matching lenders and sharing your results.
Analyze a flip and find your max offer
Start with the deal, not the lender. The Fix & flip tab turns purchase price, rehab and ARV into profit, cash required, ROI, LTC and LTARV — and the Max offer tab tells you what you can pay and still hit your number.
1Click “Analyze my deal” in the hero to jump to the deal analyzer.
2On the Fix & flip tab, enter purchase price, rehab budget and ARV, then set your hold period, rate, points and how much of the purchase and rehab the lender is financing.
3Add buy-side closing costs, monthly holding costs (taxes, insurance, utilities) and selling costs as a percent of ARV.
4Read the results panel: estimated profit, cash required, ROI and annualized ROI, plus the LTC and LTARV lenders underwrite to.
5Switch to the Max offer tab, enter ARV, rehab and your desired profit, and you get the highest purchase price that still works — with the 70% rule shown alongside for a sanity check.
6Hit “Find financing for this deal” to push the loan amount and LTARV into the lender matcher.
Tip: If LTARV lands above 75%, expect fewer lenders and tighter terms — trim the rehab budget or renegotiate the purchase price.
Run a BRRRR
Buy, rehab, rent, refinance, repeat. The BRRRR tab shows what the refinance pays back, how much capital stays in the deal, and whether the stabilized property carries its own debt.
1Open the BRRRR tab in the deal analyzer.
2Enter purchase price, rehab, closing costs, your acquisition loan and the carry you'll pay during rehab.
3Add the stabilized ARV plus your refinance assumptions: LTV, rate, term and refinance costs.
4Enter market rent along with monthly taxes, insurance, HOA, and your vacancy and management percentages.
5Check cash left in deal and capital recovered — 100% recovered means you pulled all your money back out.
6Confirm DSCR is at or above 1.25 for full leverage, then click “Find refinance lenders” to screen cash-out DSCR programs with those numbers.
Tip: DSCR here uses gross rent over PITIA, the way lenders calculate it. Cash flow and cash-on-cash apply your vacancy and management haircuts on top.
Run the DSCR calculator
DSCR (debt service coverage ratio) is gross monthly rent divided by PITIA — principal, interest, taxes, insurance and association dues. Lenders use it to size a rental loan without requiring personal income.
1Click “Run Calculator” in the hero, or scroll to the Calculator section.
2Enter the gross monthly rent the property is expected to produce.
3Fill in the PITIA pieces in their own fields: principal & interest, property taxes / mo, insurance / mo and HOA / mo. Leave HOA at 0 if there are no dues.
4The ratio updates instantly. 1.25x and above unlocks the best pricing and leverage on most matrices.
5Below 1.00x you're into no-ratio territory — expect 65–75% max LTV and higher minimum credit scores.
Tip: No full quote yet? Estimate principal & interest at roughly 1% of the loan amount per month, then refine once you have real numbers.
Match DSCR rental programs
The matcher screens every DSCR program in the matrix against your deal on the fields that actually drive eligibility.
1Pick your property state from the Scenario panel — availability differs by state.
2Choose the loan purpose: purchase, rate/term refinance or cash-out refinance.
3Enter the credit score, loan amount and target LTV.
4Flip the toggles if the property is a short-term rental or has 5–8 units — those change which programs qualify.
5Turn on “Only full matches” to see programs that meet every requirement you entered.
6Open any card to see the full guideline language and the “Why this lender fits” explanation.
Tip: Use the search box to narrow results to a specific lender or program name.
Browse fix & flip lenders
Switch the matcher to “Fix & flip” to browse rehab, bridge and ground-up construction lenders instead of the DSCR rental matrix.
1Click the “Fix & flip” toggle at the top of the matcher section.
2Search by lender name or program type — e.g. “bridge”, “ground-up” or “rehab”.
3Use the filter chips to narrow by specialty: ground-up construction, no income verification, first-time investors and more.
4Each card shows max LTC, max ARV, minimum FICO and indicative rates pulled from the lender matrix.
Tip: Fix & flip programs are priced per deal — treat listed rates as starting points and confirm terms with the lender.
Save and share scenarios
Save each deal once, then reload it later, share it with a partner, or hand it to a borrower — complete with fit explanations.
1Set your filters, then type a name in the “Name this scenario” box in the sidebar and click Save. Saved scenarios stay on this device until you sign in — use “Sign in to sync” in the sidebar to have them follow you across devices.
2Reload any saved scenario from the sidebar list, or use its “Copy shareable link” button to hand that exact setup to someone else.
3Click “Share results” above the lender list to copy a link that reopens the current scenario, matching lenders and every “Why this lender fits” explanation.
4Click “PDF report” to download a branded report with the scenario summary and your top 10 recommended lenders.
Tip: Anyone opening a shared link sees the results immediately — no account required.
